Why Your Home May Not Be Selling…
The market is still hot, even though we are getting into the fall months. Winter is almost upon us. Your home is still on the market. You’re still reading articles about the lack of inventory. Why isn’t your home selling?
We are all guilty of it. I’ve been guilty of it in my own real estate transactions. Sellers often think their properties are worth more than they really are. I’ve heard “my house is the best on the block” a thousand times. And it may very well be. But it may only be the “best on the block” to you. But not in the eyes of potential buyers.
Listen to your real estate agent. You have hired them for a reason. They have the hard numbers and the comparables that show you why they are suggesting that you price your home at a certain price. They see your home through impartial eyes. If you list your home too high, you will see it sit on the market. You will carry it longer than you should, costing you money, souring its potential in buyers’ eyes, and frankly, just making you mad.
You will have a personal bias towards your home for many reasons. It may be emotional, it may be because of money, it may be becuase you’ve put your blood, sweat and tears into the improvement of the home. Drop all of those things, and look at it strictly from a business perspective. And listen to your real estate agent.
And when your buyer comes to you with a laundry list of repairs, or asking for credits, don’t take it personally. Don’t get mad and threaten to blow up the deal over $1000 worth of repairs.
