Don’t Spend Money on Getting a Copy of Your Deed After Closing!
After you close on your home, you will get a TON of junk mail. Your deed and mortgage, if you have one, are in public record and everyone now has access to your name and address.
One of the biggest mistakes clients make after closing is falling for an official looking letter from a company telling them that their deed is “the only document that identifies you as a property owner” and you should pay them anywhere between $79-99 to obtain a copy from them.
Don’t do it. You don’t need it.
If you closed at a title company, you get the original recorded deed sent back to you as part of the process you’re already paying for. And guess what? You don’t ever need that original document if you sell and it’s been recorded. It’s all in “the cloud” now, so to speak, and once it’s recorded, you guessed it: it’s public record. You can go online and see it any time, or if you really want to, go to the County for much less than $79-99 and get your own official certified copy.
I tell all of my clients if they get any weird mail at the property after they close, to send me a text message with a photo of it, and I will advise them as to whether or not they need to pay attention to it.
